We carefully research all the factors which control the operation of your facilities, including your district’s enrollment trends, building capacities, educational programming, facility condition and the ability of your facilities to support your specialized educational delivery methods.

Our planning team develops multiple options for varying levels of improvements to your facilities, which may range from routine maintenance scheduling and budgeting for your yearly capital plans all the way to the development of comprehensive multi-building renovation/expansions and facility replacement projects.

We assemble facility plans including detailed budgets, schedules and conceptual plans along with in-depth analyses of your facility operations. We serve as the facilitator for public meetings – made up of your stakeholders – to help inform all who are involved of the building improvement options that are available, in order that you may select that option that is best for your district.

Design
Monitoring

Having successfully selected the best project option and prior to entering the design phase, we assist our clients by facilitating the selection of a team of design professionals. We offer our insights regarding the types of design disciplines that will be needed for your project. We develop requests-for-proposal documents—outlining qualifications criteria, forms of agreement, descriptions of the project, timelines, and budget requirements. We then assist with interviews and onboarding your design team.

We act as your liaison to the design team, carefully monitoring the development of the design and offering recommendations for improving the quality of the project, while maintaining the budget and schedule. We coordinate the efforts of the design team and the various testing consultants with our own as well as those of your internal specialists. Our project managers provide regular reporting and public presentations to ensure that the process stays on track.

We conduct a comprehensive design evaluation near the end of each phase of design. These evaluations include a cost estimate, value engineering, a constructability review, schedule updates, and budget reports. In addition to the comprehensive project reports, we provide documentation of the project to aid in the solicitation of competitive bids for the construction.

Unlike many general contracting companies who provide “at-risk” construction management, we only provide our services as an agent and advisor to our clients. And while we advocate on behalf of our clients, in many instances, through the course of construction, we serve as an unbiased mediator who is focused foremost on the success of the project.

Inasmuch as we are regularly engaged to manage construction projects using the multiple-prime contract delivery method, we know the importance of having a well-documented construction plan. Accordingly, long before construction begins, our team already has its plan in place. We prepare — as part of the bidding documents — a detailed construction schedule, using the critical path method (CPM), listing the work of each contractor.
